Condo Hotel Rental Policy
Condo hotel rental policy varies from hotel to hotel and owner to owner. Most agreements comprise basic policies for rates, acceptable payment types, and cancellation methods. Added to these policies are procedures for canceling and reserving units, checking in/out, rules regarding smoking, and use of phones. Room rates have the most distinction due to a dependence fluctuation in the market and based on the hotel quality and services offered.
Condo hotel property managers have set rules regarding how revenues and expenses are split, but have flexibility when it comes to damages, housekeeping, and marketing issues. Many property managers use software such as Springer-Miller Systems to help track income and to assist in sending out reports in a timely manner.
Condotels are said to be a crossbreed of condiminiums and hotel timeshares. Owners do not have to worry with the hassles of cleaning, security, and maintanence. Condotels investors are much more savvy than your typical timeshare investor since they actually own property which can appreciate in value and be sold relatively easily.
