Condo Hotels vs. Traditional Condominiums

Condo hotels have unique qualities that set them apart from traditional condos. Their growth in popularity can be seen in places like Florida, New York, and even Canada. The following is an outline of some of the differences that illustrate the individuality of the phenomenon.

Services and Amenities

Condo Hotels offer the same amenities one would find in hotels. Condo hotels come standard with pools, recreational facilities, restaurants, full service bars and sometimes spa services. These are not typical of the standard condo. In condotels, owners receive daily housekeeping for their units, and access to concierge, maintenance, and room service. Most receive high ratings when it comes to customer service.

Most condominiums have community pools and common meeting areas. In condos, owners are responsible for their own housekeeping, security and maintenance, and offer limited or no services.

Furnishings

Condo Hotels units come fully furnished, including appliances and fixtures, and even linens. These are typically chosen by professional interior designers. Units are decorated in a uniform fashion similar to hotel rooms, and delivered to owners live-in ready. The cost of furnishing is included in the price package for the unit.

Condos are normally sold without furnishings, and all decorating is left up to the owner’s discretion.

Location and Pricing

Condo Hotels are currently available in a limited number of locations. All are in major vacation destinations such as Florida, New York, and Las Vegas. Most overlook an oceanfront, have downtown locations, or are in close proximity to tourist destinations such as Disney.

Condos can be found in nearly all major market areas nationwide. Some developments are located in or near resort areas, but most are not.

Pricing

Pricing for condo hotels is sometimes more expensive, due to the added amenities offered with unit ownership. Units average anywhere from $200,000 to over $1,000,000. It is rare to find units offered at a lower price, although it can be done. Kissimmee, Florida has broken the barrier on affordability in the condo hotel market, where units are offered as low as $100,000 at an international franchise hotel.

Condominium prices range from $170,000 and up, depending on location.
