Despite all the recent interest and popularity of condo hotels, many people lack knowledge of how they operate. Some investors choose to purchase their own piece of real estate to ensure long-term security and control. There are questions surrounding owning a condo hotel unit when it comes to personalizing their own unit.
A common question is are owners allowed to decorate their condo hotel units. The answer is yes and no. Legally, because owners are the deed holders of their properties, they are within their rights to decorate their property in any style they see fit. But because most owners opt to rent the units when they are not using them, some hotels have restrictions that prevent them from personalizing the unit due to franchise standards, which they have to comply with, allowing the hotel’s professional design team to make each unit’s décor uniform. Therefore most condo hotels are fully furnished and rental ready.
The primary reason for such restrictions is although each unit may be owned by individuals, they are managed and maintained by the hotel management company, who receives a relatively small percentage of revenue as a fee for their services. The perks buyers receive from investing in condotels make this an acceptable agreement. Owners do not have to worry about cleaning and maintenance, paying bills or tending to guests needs, and are free to enjoy the same services as any other guest. They are investing in something that will more than likely appreciate in value whose upkeep they do not have to worry about.
